You work in Powai, or close to it. Hiranandani, the IT parks, the lake. And you’d love to live where you work.
Then you price a two-bedroom there. And a colleague mentions Kanjurmarg, ten minutes down the road, for a lot less. Someone else says Vikhroli is the next big thing because of Godrej.
So now you’re torn. Pay for the Powai name you know? Or save in a suburb you’ve only ever driven through? And under that sits the real fear. What if I pick the cheaper one and regret it every single morning?
I won’t tell you one of these is the winner. They suit different people. What I can show you is the real price per square foot in each, what’s actually being built around them, and how to tell which one fits your life.
Short answer
On our project inventory, a new Powai two-bedroom asks a median ₹36,235 per sq.ft of carpet area. Kanjurmarg asks about ₹28,417, roughly 22% less. Vikhroli sits around ₹30,502, but from only three projects.
Powai buys you an established neighbourhood and the strongest rents. Kanjurmarg buys you more flat for the money and a Metro 6 station, once it opens. Vikhroli is a bet on the future, with very little new supply today.
The price gap in one chart
Here are the three, side by side. Same method for each: the median two-bedroom asking rate per square foot of carpet, from projects on our books.
On a 650 sq.ft two-bedroom, the Powai to Kanjurmarg gap is about ₹51 lakh. That’s years of EMI. It’s also the price of an address that most people in Mumbai recognise instantly.
Outside data tells the same story. 99acres puts Powai at about ₹40,800 per sq.ft carpet, up around 8% in a year. That’s higher than our median because Powai’s premium Hiranandani pockets pull the average up.
One thing to remember when you compare. Our numbers are carpet area, the basis RERA agreements use. Many portal averages use built-up area, which makes the same flat look 15–30% cheaper per foot.
What ₹2 crore actually buys you
Rates per foot are abstract. Rooms are not. So let’s turn the medians into space.
Say your budget is ₹2 crore. Here’s the carpet area that buys you at each median rate.
In Powai, ₹2 crore gets you about 552 sq.ft. That’s a compact two-bedroom. Tight, but workable.
In Kanjurmarg, it’s about 704 sq.ft. That’s a proper two-bedroom with room to breathe.
Vikhroli lands in between, at about 656 sq.ft.
And across the creek in Kharghar? About 1,140 sq.ft. That’s a three-bedroom.
So ask yourself one honest question. Is the Powai name worth a smaller home for you? For some people it is. Your commute might drop by an hour a day. Your rent income might be stronger.
For others, those extra 150 sq.ft in Kanjurmarg mean a study, a second bathroom, space for a parent. That changes daily life far more than an address does.
There’s no wrong answer. There’s only the answer you didn’t check.
Powai: two markets under one name
Here’s what most buyers miss. “Powai” is really two markets.
Inside Hiranandani and around the lake, new two-bedrooms run above ₹40,000 a foot. On the fringes, toward Chandivali and the Saki Vihar side, you’ll find projects closer to ₹30,000. Same pincode, very different price.
At the fringe end, Godrej Urban Park by Godrej Properties lists a 674 sq.ft two-bedroom from about ₹2.09 crore, around ₹31,009 a foot. It’s registered as P51800028364.
In the middle, Elixir Reserve by L&T Realty lists an 810 sq.ft two-bedroom in its Iora tower from about ₹2.98 crore, around ₹36,790 a foot. Registered as P51800033984.
At the upper end, Highland by Hiranandani lists a 564 sq.ft two-bedroom from about ₹2.27 crore, around ₹40,248 a foot. Registered as P51800029948.
Powai’s real strength is rent. A two-bedroom rents for around ₹90,000 a month, according to two separate rate trackers. That’s a gross yield of about 4.5% on the median new-launch price, better than most of Mumbai.
Kanjurmarg: more flat for the money
Kanjurmarg sits on the Central line, between Powai and the Eastern Express Highway. It’s less polished than Powai. It’s also about a fifth cheaper per foot.
Most new supply here comes from a few big developers. Runwal Avenue by Runwal Group lists a 556 sq.ft two-bedroom from about ₹1.58 crore, around ₹28,417 a foot. Its two wings are registered as P51800048234 and P51800047714.
Two things will shape Kanjurmarg over the next few years. One is good news. One you need to check yourself.
The good news is Metro Line 6, which runs from Swami Samarth Nagar in Andheri to Vikhroli, through Powai and Kanjurmarg. MMRDA plans to open it without waiting for the Kanjurmarg car depot. As of early November 2026, it hadn’t opened. In October the Supreme Court dismissed a challenge to the depot land transfer, which clears one long-running hurdle.
The thing to check is the Kanjurmarg dumping ground on the eastern side. It’s still operating, and its future is tied up in court. Smell and air quality vary a lot by distance and wind. Visit any project there in the evening, not just on a Sunday morning.
Vikhroli: a bet on what’s coming
Vikhroli is the most interesting of the three, and the hardest to price.
The Godrej family owns a huge land bank here, around a thousand developable acres. The group has said it is preparing a masterplan to develop it phase by phase. That’s a plan, not a timeline. I found no phase launch dated in 2026.
New supply today is thin. Only three Vikhroli projects are on our books. Godrej Vistas by Godrej Properties is one, registered as P51800055142. Our listing shows a 777 sq.ft two-bedroom from about ₹2.37 crore, but current portal prices run higher. Get the latest cost sheet before you compare.
Both Lodha projects in Vikhroli on our list showed an extension application on MahaRERA when I checked on 4 November. That doesn’t mean trouble. It does mean the brochure date may not be your possession date.
If you buy in Vikhroli now, you’re buying today’s price for tomorrow’s neighbourhood. That can pay off well. Just know it’s a bet.
Check this before you book anywhere here
I checked the MahaRERA registration of every Powai, Kanjurmarg and Vikhroli project on our books on 4 November 2026. Several wings showed an extension application, including L&T Emerald Isle in Powai, and two Runwal wings and Sheth Avante in Kanjurmarg.
Search your wing’s registration number on MahaRERA. Read the Extension Certificate field. If it says “Application”, plan for a later handover. Also remember MahaRERA’s Order 66 of 2026, which extended many projects by four months.
Then walk the area at the time you’d actually commute. A ten-minute drive on Sunday can be forty minutes on a Tuesday at 9.
Four questions for your site visit
Bring these to every sales office in Powai, Kanjurmarg or Vikhroli. You’ll learn more in ten minutes than from any brochure.
Is this rate on carpet or built-up area? Get the carpet area in writing. Divide the price by it. Compare that number with the medians above.
What’s the all-in cost? Parking, floor rise, club charges, GST and stamp duty. In this belt, parking alone can add several lakh.
Which wing am I buying, and what does MahaRERA say about it? Big projects register each tower separately. Your tower’s page is the only one that counts.
How long is the drive at 9 on a weekday? JVLR, Saki Vihar Road and LBS Marg change character at rush hour. Drive it before you sign, not after.
Clear answers mean a developer who respects you. Vague ones are a warning. Either way, you win.
Which buyer are you?
Walk or short drive to office
Powai fringe projects can be worth the premium. Time saved every day is real money. Start near Chandivali, not the lake.
Need space, Central line
Kanjurmarg gives you a bigger flat for the same money. Check the dumping-ground distance and visit in the evening.
Buying to rent
Powai has the deepest rental demand. Gross yield near 4.5% beats most of Mumbai. Avoid paying peak Hiranandani prices.
Ten years or more
Vikhroli is the bet. Thin supply now, big plans later. Only buy what you’d be happy living in if the plans slip.
Notice the pull of the Powai name. It’s a real brand, and it feels safe. But a brand isn’t a commute, and it isn’t an EMI. Decide on your daily route and your budget, then let the name be a bonus.
If none of these fits the budget, look across the creek. A new two-bedroom in Kharghar has a median of about ₹17,550 a foot carpet on our books. See 2 BHK flats for sale in Kharghar, our guide to new projects in Mulund, and the Mumbai vs Navi Mumbai trade-off.
Questions people are asking me
Is Powai or Kanjurmarg better to buy a flat?

The right flat is the one that makes your weekday easier and your EMI comfortable. Every week someone asks me which of these three wins. My answer is always the same question back: where do you need to be at 9 in the morning?
If you’ve shortlisted a project in Powai, Kanjurmarg or Vikhroli and want an honest second look, send it over. Let’s check the price and the paperwork together.
